Meet the people behind Patching Mortgage Services

You deserve more than just a mortgage

Why Patching Mortgage Services was built differently

My job is not simply to help people get approved. It is to help them understand their options so they can make smarter mortgage decisions with confidence.
— Dan Patching, Founder

I’m Dan Patching, founder of Patching Mortgage Services and a mortgage broker serving Tsawwassen, Ladner, and Delta, and across Metro Vancouver. I believe mortgage advice should be clear, personal, and built around the real life behind the application.

Along with our team, I help clients navigate home purchases, renewals, refinances, investment properties, self employed financing, debt consolidation, private lending, and more complex mortgage situations. Whatever the starting point, the goal is the same: help you understand your options, make an informed decision, and feel supported at every step.

Why I became a mortgage broker

I was originally drawn to accounting because I enjoyed numbers, strategy, and financial problem solving. While pursuing Chartered Accounting at UBC, I realized I wanted to pair that analytical side with something more personal: helping people make important decisions with confidence.

Mortgage brokering became the right combination of both. It allows me to use financial strategy and lending knowledge while helping clients through a major life decision, whether they are buying their first home, reviewing a renewal, refinancing, investing, or working through a more complex situation.

What I value most is building long term relationships with people in the community I call home.

How we work with you

Every client relationship begins with a conversation, not a rushed application. We take the time to understand your goals, your timeline, and the complete financial picture before discussing options.

You can expect straightforward answers, clear explanations, and room to ask every question. There are no silly questions and no pressure to move before you feel ready. We explain the options, the trade offs, and the next steps in plain language, so you can make a decision you understand.

Our relationship does not end at closing. Whether you have a question six months, two years, or ten years later, we want Patching Mortgage Services to be a trusted resource when you need mortgage advice.
